Operations and Training, Building 304 renovation — Selfridge Air National Guard Base

Selfridge, Michigan

The 127 FW mission support group facility at Selfridge Air National Guard (ANG) Base was in dire need of renovation.  Their 80-year-old building had not been updated since the 1970s and was not properly arranged for training, administrative, and base support services.  The interior construction had exceeded its service life, the lighting was insufficient, and the HVAC systems did not meet building codes.  The HVAC systems were also inadequate and required extensive maintenance.  The facility also exceeded ANG standard space authorizations for the functions it housed.  The interior needed to be completely gutted and reconstructed and the exterior needed to be restored and repaired, including replacement of the original slate roof.

The project scope included reconstruction of the two primary floors into open office, administrative, and training spaces, as well as returning the basement, attic, and exterior porches to unoccupied space.  The project also included restoring the exterior of the building to its original construction in accordance with the State Historic Preservation Office (SHPO) guidelines.

The project covered approximately 30,000 square feet of interior space and cost $4 million.  The deliverables included a project book, drawings, specifications, cost estimates, energy budgets, life cycle cost estimates, and other items required by the Air National Guard Design Objectives and Procedures.

Features of this project
A special feature of this project included upgrading this facility to meet current requirements of the Department of Defense Antiterrorism and Force Protection (DoD AT/FP) standards, which included site improvements, explosive blast evaluations, and special reinforcements of the exterior walls.  The facility is of special historic significance to the ANG, state, and local community.  The facility is identified by SHPO as contributing to the historic significance of the base.  Due to its historic significance this project involved a major restoration of the building’s historical integrity.
